In the real estate-focused program “Real Estate Street” broadcasted on VTC1 Money, which provides in-depth information about the financial market and real estate, reporters interviewed various experienced experts and lawyers representing real estate businesses and legal consulting firms in the field of real estate, M&A in Vietnam, and internationally, discussing the legal barriers hindering the M&A market and real estate development in Vietnam.
According to exclusive information from M&A buyers and sellers in Vietnam, although there are many real estate projects available for M&A, completing transactions is not straightforward due to legal obstacles.
In response to the interview, Lawyer Pham Duy Khuong, the Managing Director of ASL LAW, stated: “One of the major challenges related to the real estate and M&A market in Vietnam is finalizing deals. Specifically, even when both parties have agreed on the M&A transaction, legal issues arise during the legal due diligence phase.
For example, is the project subject to pending planning? Is the real estate related to bank loans? Is the developer facing legal issues? Currently, in Vietnam, many investors are encountering legal difficulties, raising doubts about whether these real estate projects can be executed on schedule or even completed.”
Recently, the 15th Vietnam M&A Forum 2023 was organized by Vietnam Investment Review under the sponsorship of the Ministry of Planning and Investment.
